Traditionally in Real Estate the agent represented the seller in all transactions. As a buyer you would be treated fairly and have your paper work filled out, but the loyalty, legally, lay with the seller. When you called the listing office (or any other realtor for that matter) about a home, they were legally acting for the seller. That is changing. The introduction of " Buyer’s Agency" gives the buyer an "agency relationship". As a Buyer your interests are represented and legally protected.

Here's why it matters to you. When the agent works for the Seller, they will be helpful and considerate to you. But the bottom line is to get the Seller the most money for their property. When the agent works for you the Buyer, they will have your best interest in mind. The bottom line will be to get you the best deal. A Buyer’s agency agreement is a contract between the Buyer and the agent. The agent is committing to you to help you find the home you want in a specified time period. In turn you commit to work with that agent for that time period.
A buyer’s agent can give you advice on an offer price. They help through the whole process of buying; finding financing, insurance, lawyers and home inspectors that will meet your needs.
Representation at the bargaining table, gives you the best chance for the lowest price.
Is it necessary to have a Buyer's Agent? No. Thousands of home buyer's have been well served dealing with the seller's Agent. (For years, it was the only way it was done). The important thing is to understand your options, so that you don't unintentionally accept less representation than you would like. Talk to your Real Estate representative to discuss what type of relationship you want to have with them.
